Supplements: COMMERCIAL LOTS Art.49. Lots 1, 2, 3, 4, 5, 6, & 9 of block 10, and lot 1 from block 09 can be used only for commercial use, unless a change to residential use, paid for by the lot owner, is approved by the Municipio de Los Cabos. Art.50. The following business are only permitted to operate in the commercial lots: Restaurants. Residential rental apartments. Supermarkets. Clothing boutiques. Beauty shops and spas. Coffe shop and Internet. Comercial office space. Law and accounting offices. Real estate, Management offices. Bank or money exchange. Any other type of business, other than those stated above, require pre-approval by the Condominium owners, present in person or by proxy, at a Meeting which owners own at least 75% of the total lots in the Condominium Regimen. Art. 51. Commercial buildings need to be guided by all the Image Regulations, including in particular: a). They are subject to same five (5) meters height restriction. b). They are subject to the setbacks for view provided in the " Restriction for Construction Location Plan". c). They are permitted commercial signage, subject to approval of the ASC. Art.52. The projects and design of commercial buildings must be pre-approved by the ASC. Art.53. Commercial lot owners will pay a 20% surcharge on top of the Annual Maintenance Fees established for residential lots on the Annual Meeting.
